Part-time Assistant to the Legal Administrative Services Co-ordinator

The position involves handling Solicitors’ requests for standardised information where sales of property are taking place within our large Management portfolio. An appointee would be assisting with preparing and issuing a pre-defined package within an agreed time-frame and dealing with post-completion matters in relation to property sold.

Other duties will include dealing with the regulation of Tenant related issues in residential property, including dealing with sub-lettings and providing full administration support.

The ideal applicant will have a good telephone manner and would need to be organised and efficient whilst paying attention to detail. The work requires a methodical administrative approach with the ability to interact with other members of staff within a busy division.

We would envisage the position being suitable on a 9.00am–3.00pm basis, Monday to Friday, therefore, probably a 27.5 hour working week.

Part-time Administrator at the hub of Residential Lettings

Centro Residential Sales and Lettings Limited, a Company within the independent Centro Plc Group of Companies, is seeking a part-time Administrator at the hub of Residential Lettings.

The job title would involve the following tasks:

  • Principal point of contact for inbound telephone calls for the Residential Sales and Lettings office

  • Administration processing move in paperwork of properties let agreed (this involves dealing with Tenancy Agreements)

  • Constantly updating Landlords and Tenants on the progress of the Lettings process prior to move in.

  • Helping with paperwork for the Property Manager.

  • Helping with the general day to day running of the lettings business, this may include meeting tenants at properties for viewings.

Previous experience in Residential Sales and Lettings would be an advantage.

The ideal candidate would be presentable with a professional approach to their work, have good attention to detail and have good communication skills. They would also need to be adaptable with a pro-active outlook.

Hours are Monday to Friday, 9.00am–3.30pm, with a half hour lunch break.

Trainee/Junior Lettings Negotiator

We are looking to fill a Trainee/Junior Lettings Negotiator role we have within our Residential unit.  Below is a brief of our requirements. 

Flexible training with the benefit of professional profile seems to be Centro’s style, and has been the basis of our expansion to our present position in the Sutton and environs marketplace, now after over 25 years.

We have an opportunity for somebody with a confident personality who may have some experience in Residential Lettings, but that is not necessarily a requirement.

The basic needs we wish to fulfil from any candidate are as a Lettings Negotiator with the capability of conducting viewings, agreeing lets and overseeing the administration of moving tenants in, and then to generally learn from what is going on within the prominent Sales and Lettings ground floor office in Mid-Day Court, and to expand their experience into other areas which may come up.

The salary package is bound to be one which matches marketplace conditions, but if pressed, our expectancy would be a salary would have an OTE target of £20,000 - £22,000, achieved from salary and commission.  Style and expertise are very quickly recognised within Centro and do get rewarded.

A full clean driving licence is essential for the use of a pool car.

The hours are 9.00am–6.00pm four days of the week and 9.00am–4.00pm on three Saturdays per month.

Candidates need to be local to Sutton, with a knowledge of the area.

Property Manager

The intended Property Manager role is for an experienced person to work within a uniquely successful Company striving to provide an exemplary service to its Client Lessees, and Freeholders.  The employment package will necessitate use of a Company car and the anticipated salary would be subject to experience. 

This would be a no less challenging role than any other one associated with block management.  However, the Company operates controlled and sensible systems, which remove the majority of the traditional hassle from the normal job spec.  Accountancy issues, beyond the preparation of budgets and approval to finalised expenditure presentations from others, are removed from the Property Manager’s direct working remit. 

The principal criteria has to be that somebody is reasonably accessible to Sutton and has at least 2 years’ Property Management experience.  That would be the very minimum and ideally we would like somebody with enough experience to take over a portfolio of approximately 20 blocks (circa 750 units). 

There will be a normal number of early evening meetings (usually within the office), and the candidate may feel ready to chair such meetings, and this can be compensated either by overtime payment or time off in lieu.   

The locations of properties to be managed tend to be south of the river and within the M25. 

Centro have studied the reality of the requirements from which to provide good and user friendly Property Management and have devised systems and routines to encourage a high level of efficiency, which in turn produces a feel-good and friendly relationship with those paying for the services.  Directorial and Managerial support is dedicated to assist in continuing to achieve that and therefore the candidate need not be in a position of knowing the industry inside out and having “set” ways of handling things.  The role would suit an experienced person who has a desire to move into a more senior role.  They should have knowledge of the major works processes.

The Company is now probably the leading locally based Company in north east Surrey, working from modern offices in Sutton. 

The ideal candidate should live within thirty minutes’ drive time from Sutton and would need to be of calm disposition and customer relations orientated, be able to multi-task, be highly organised and to work to annual/monthly deadlines.  The Company is looking for intelligent, articulate, smiling personnel who are not easily fazed, are of an even disposition, and wish to receive support from a reciprocal Management team.

The Company will encourage self-motivated continuing learning process to lead to membership of the IRPM or the new RICS equivalent.
